By accessing or using RU Renting LLC ("RU Renting," "we," "us," or "our") website at rurenting.com and any related services, applications, or platforms (collectively, the "Service"), you agree to be bound by these Terms of Service. If you do not agree to these Terms, you may not access or use the Service.

We may modify these Terms at any time. Your continued use of the Service after any modifications indicates your acceptance of the updated Terms.

2. Description of Service

RU Renting is a platform designed to connect Rutgers University students with off-campus housing opportunities and facilitate connections between students seeking roommates. Our services include:

• Property listings for rental properties near Rutgers campuses
• Roommate matching services to help students find compatible living situations
• Sublease listings for temporary housing arrangements
• Landlord services including property showings, screening, and lease coordination

3. Eligibility

To use the Service, you must be at least 18 years of age and have the legal capacity to enter into a binding agreement. By using the Service, you represent and warrant that you meet these eligibility requirements.

4. User Accounts

To access certain features of the Service, you must create an account using Google authentication. You agree to:

• Provide accurate, current, and complete information during the registration process
• Maintain and promptly update your account information to keep it accurate
• Maintain the security and confidentiality of your account credentials
• Accept responsibility for all activities that occur under your account
• Notify us immediately of any unauthorized use of your account

5. User Conduct

You agree not to engage in any of the following prohibited activities:

• Posting false, misleading, inaccurate, or fraudulent content or listings
• Harassing, abusing, threatening, or intimidating other users
• Impersonating any person or entity
• Using the Service for any illegal purpose
• Attempting to gain unauthorized access to our systems
• Scraping, data mining, or using automated means to access the Service

6. Listings and Content

Users who post listings or other content on the Service are solely responsible for the accuracy, completeness, and legality of such content.

Important: RU Renting does not verify, endorse, or guarantee the accuracy of any listing or user content. We are not responsible for verifying the condition of any property or the identity of users.

7. Third-Party Transactions

RU Renting is a platform that facilitates connections between students and property owners. We are not a party to any rental agreements, leases, or other transactions between users.

RU Renting is not a real estate broker, agent, property manager, or landlord. We do not participate in or guarantee any transactions between users. You are responsible for conducting your own due diligence before entering into any rental agreement.

8. Disclaimer of Warranties

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR COURSE OF PERFORMANCE.

9. Limitation of Liability

To the maximum extent permitted by applicable law, RU Renting LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages resulting from your use of the Service.

In no event shall our total liability to you for all claims exceed the greater of one hundred dollars ($100) or the amounts paid by you to RU Renting in the twelve (12) months prior to the claim.

10. Dispute Resolution

Any dispute arising out of or relating to these Terms or the Service shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association. The arbitration shall take place in New Brunswick, New Jersey.

YOU AND RU RENTING AGREE THAT EACH MAY BRING CLAIMS AGAINST THE OTHER ONLY IN YOUR OR ITS INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS OR REPRESENTATIVE PROCEEDING. YOU WAIVE ANY RIGHT TO A JURY TRIAL.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of New Jersey, without regard to its conflict of law provisions. Any legal action or proceeding not subject to arbitration shall be brought exclusively in the state or federal courts located in Middlesex County, New Jersey.
